    Damage assessment

    Saw-cut or mill perimeter

    For patch repairs, we cut a clean, square perimeter around the damaged area using a saw or milling machine. Irregular, feathered edges fail quickly — a straight, vertical edge at the patch perimeter gives the new material a proper bond surface.

    Remove failed material

    We excavate the failed asphalt and, for full-depth failures, any compromised base material beneath it. We do not patch over bad base — the same failure returns within one or two freeze-thaw cycles if the underlying cause is not corrected.

    Base correction if needed

    For full-depth failures where the base has deteriorated or washed out, we add and compact aggregate base material before asphalt is placed. This is the most critical step for a durable patch.

    Tack coat and hot mix placement

    We apply tack coat to the patch perimeter and base for adhesion, then place hot mix asphalt in the appropriate lift thickness. We use hot mix — not cold patch materials — for permanent repairs.

    Compact and blend

    We compact the new asphalt with a vibratory plate or roller and blend the edges to produce a flush, safe surface. The finished repair is safe for vehicles and pedestrians from day one.

A full-depth repair removes both the failed asphalt and the deteriorated base material below it before new base and new asphalt are installed. Full-depth repairs are necessary when the base has failed — typically indicated by alligator cracking, potholes that recur at the same location, or visible water seeping up through the pavement. Patching the surface over a failed base produces a repair that fails again within one or two seasons.
A properly executed full-depth patch with hot mix asphalt, clean saw-cut perimeter, and corrected base can last 10 years or more — essentially as long as the surrounding pavement. Poor patches using cold mix material or without base correction typically fail within one to two winters. The quality of the repair determines longevity far more than the type of damage being repaired.
In most cases, yes. We can section off specific repair areas with cones and signage while maintaining access to the rest of the lot. New asphalt patches can typically be opened to vehicle traffic within 1 to 2 hours of completion, since the small patch area cools quickly. Patching addresses specific failures, but the surrounding surface may be oxidizing and accumulating smaller cracks that will become problems within a few years.
